What Are Good Sides of Modular Construction?

Modular housing solutions first appeared in England, Canada and the USA, while the expansion of modular houses is increasing in Germany. Modular construction is not a passing trend since it is favourable to a modern rhythm of life. Modular construction alleviates the shortage of construction workers and reduces construction time and costs.

Although this type of construction has been used in the housing sector, now it is becoming increasingly popular in the commercial sector as well. Thanks to the growing quality of building and design, hardly anyone will associate modular homes with residential containers.

The great thing about modular houses is their ability to change depending on your professional or personal situation.

What is a module?

A module is a construction unit, usually square or rectangular, which contains built-in floor, ceiling, exterior and/or interior walls.

We need to clarify that the modular house is not the same as the prefab house. In modular construction, we do not produce individual elements (ceilings, floors, walls..), but individual parts of the space (tubes, electrical installations, etc.). Then the single unit is transported to the construction site. Some works such as insulation (which would otherwise be done on the construction site) are done in production halls. So the time factor, which is very important in construction, practically disappears. Since parts are made in production halls, construction quality also rises.

Modular buildings are extremely flexible and can have different purposes. Modular construction applies to properties consisting of several units with identical functions and purposes. For example residential buildings, hotels and student dormitories.

What are the advantages of modular construction?

Modular buildings must meet equal building and architectural regulations as other buildings, so finished projects look the same as classical buildings.

The main advantages of modular construction are:

1. Effective construction procedure

2. Cost and quality control

3. Better construction sustainability

Waste reduction at the construction site

Production of buildings in the factory reduces the waste on the construction site. Also, modular homes are easy to dismantle, refurbish and renovate. This reduces energy consumption and reduces the need for new raw materials.

Modular homes are a pleasant living environment

Modular construction implements natural building materials, so the air conditioning in the modular house is healthy and pleasant.

Ecologically acceptable construction

Nowadays, awareness about environmental protection is growing. Modular houses use eco-friendly building materials. Emissions of harmful gases are minimal due to modern heating technology and ventilation of premises.

Also, in modular homes, you can install a wide range of modern, high-quality technical equipment such as:

- floor heating

- photovoltage cells

- fireplace

- infrared heating

- LED lights

- programming and ventilation management through the application

- individual interior design

Both exterior and interior can be adapted to your requirements. There are numerous facade options: wood, plaster, fibre-bound façade or glass.

Exceptional Resistance to Earthquakes

Some of the modular facilities can withstand earthquakes above 7 degrees per Richter.

An important element in the resilience of such houses to quakes (and other types of pressure) are quad-shaped modules resistant to horizontal and vertical friction forces.

Modular construction technology offers great firmness and efficient solutions that will satisfy the demands of owners of private houses and business buildings. Modular buildings meet the requirements of modern and sustainable real estate.

The experiences of the modular building tell us that there is excellent precision in quality and cost control. In the case of a single project, expenditures might seem equal to those of classical construction but with an increase in production, costs will decrease. Serial construction is even more favourable and therefore creates better sustainability.
