Although many would agree with the saying that the home is where the heart is, your needs might change over time. So your heart could desire a different home. If you feel that it is time to change your space, first you should stop recalling your old life. Instead, get ready for the journey by admitting that you want a more fulfilled life. Nevertheless, selling a home is a stressful job that requires patience, good preparation and math. Good preparation is important because the money you earn from sales should be enough to invest in the new residence. Therefore it is in your best interest to add value to your current property.


Maybe you think that customers don't pay attention to details, but the first impression is crucial for making the purchase decision. Anyway, before you turn to a real estate agency, try some of the following steps to increase the value of your property.

Refine your kitchen

Real estate agents claim that the kitchen is the main point of sales because it takes up the central space of a home. Of course, this does not mean that before sales you need a complete kitchen renovation since it would cost a lot of time and money. My advice is to refresh or upgrade some of the kitchen elements.

For example, replace taps and handles on cabinets and fix the lighting (if needed). A missing or burned light bulb doesn't look nice, indeed. You can also attach the door to kitchen cabinets to avoid unpleasant scenery.


Repair windows

When it comes to windows, you should replace broken glass and cover an eventual gap between the glasses. Otherwise, the gap can make the impression of moisture present, which is a big minus for buyers. If you can afford it, hire an expert to check the windows in your apartment.


Organize the basement and attic

It's amazing how much additional rooms can influence the price of a property. For example, a basement gives an automatic advantage over apartments without it. Also, a house with an attic gets a big plus with buyers, because it opens up an option for extending the space. So make sure to arrange the basement and attic before you put a sales advert. You will see a positive reaction from customers.


Refresh the walls

Painting requires a lot of effort, but when you are selling a property, the first impression leads to a better price. Therefore, refreshing the walls will pay off! Choose lighter colours as they create a clean and spacious look.

Replace the front door

If your front door is worn out, replace it before selling the apartment or house. It may sound illogical, but this replacement can bring you a better price for real estate. In case your finances don't allow you to buy new front doors, try to refresh them. Replace the lock, and do some polishing work, so that potential buyers get in a good mood for negotiations.

Clean the apartment, spray the bathroom with essential oils, throw in fresh flowers, and offer coffee or tea to your customers. Seemingly small things can be a big step towards selling a property without bargaining.


Adding value to your property with minimal investment is possible when you are creative, have architects among your friends and invest some effort.
